Guidance Every Step of the Way

The Florida Selling Process

From preparation to closing, we provide the expertise and strategy to get you the best results. Here is your roadmap to a successful sale.

1

Goal Setting & Pricing

We start by defining your timeline. Do you need a rent-back or post-occupancy plan? Are you buying another home?

We Provide:

  • CMA: Comparative Market Analysis to determine value.
  • Net Sheet: Estimated proceeds after mortgage payoff, taxes, and fees.

Prep the Home (Florida Specifics)

In Florida, we focus on items that affect inspections and insurance. Addressing these now prevents deal-killers later.

Critical Focus Areas
  • Roof Condition
  • HVAC Service
  • Pool Equipment
  • Pressure Wash Exterior
  • Fix Visible Leaks
  • Tidy Electrical Panels
3

Docs & Disclosures

We gather documents buyers will ask for, such as surveys, renovation permits, and utility averages.

Seller's Disclosure

Highly recommended to avoid liability later.

HOA/Condo Docs

Be ready for the Estoppel request during closing.

Appraisal

If it comes in low, we may renegotiate or the buyer brings cash.

Title clears liens. HOA/Condo Estoppel and approval steps are completed.

Moving & Closing

Schedule movers and transfer utilities. The buyer does a final walkthrough 24 hours prior.

Closing & After

  • Sign docs & hand over keys
  • Receive proceeds (Wire/Check)
  • Cancel insurance (AFTER closing)
  • Keep Closing Statement for taxes
